Even with detached home prices reaching all-time highs in 2026, Edmonton remains one of Canada's most affordable big-city housing markets for buyers.
Around the median detached price, a South-East Edmonton listing showed buyers can find well-maintained late-1990s homes on larger lots than newer builds.
Townhomes offered another entry point: one southwest Edmonton unit asked ~$265K, while similar compact new models were marketed under $300K for value-focused buyers.
Local agents described priced-well, quality homes as moving, with open-house traffic from downsizers, upsizers, out-of-province buyers, and cash purchasers considering Edmonton options.
At ~$1.9M, luxury sellers needed sharper positioning because mid-range price growth had not carried into higher-end Edmonton listings with smaller buyer pools.
