A clear understanding of Alberta’s new home warranty requirements is essential for anyone navigating a real estate transaction—whether you’re buying, selling, or advising. Since February 1, 2014, every newly built home in Alberta must carry warranty coverage, which remains with the property even after resale and activates at occupancy, permission to occupy, or title transfer—whichever occurs first. Beginning December 1, 2017, builders have also needed to hold valid, active licences. Seven warranty providers currently serve Alberta, with municipalities required to confirm licensed builders, proper warranty coverage, or valid owner-builder status before granting permits. Homes built on or after February 1, 2014 can’t be listed or sold until their warranty is registered, and it falls to real estate professionals to verify this coverage. Buyers, sellers, and professionals alike can consult Alberta’s property registry to confirm warranty details for both homes and builders prior to any transaction.
